BUILDING MAINTENANCE AND HOUSEKEEPING MANAGER

Time commitment:Full-Time, 40 hours per week

Reports to:Executive Director

Status:Salary $36,000 - $42,000 DOE, exempt, eligible for benefits after 60 days

This role requires a broad skillset. The ideal candidate must work well with students and adults and be willing to mentor students who might be working part-time as part of a maintenance team. The candidate will also have a strong background in one or more of the following:

  • Building maintenance of commercial building over 100,000 SF (school or hospital)Highly Preferred
  • Licensed Commercial Trades - HVAC, Plumbing, Electrical, Carpentry, etc.
  • Commercial Building Maintenance
  • Housekeeping Experience

Duties and Responsibilities:

The applicant must be kind-hearted, even-tempered, and genuine. Applicant will be expected to proactively schedule day. Most often candidate will work alone and at times with others, each day on a large commercial facility that includes apartments, office space, and gym. There is a heavy workload and organizational skills will be needed to identify and complete the highest priority and willing to work till the job is completed if it is a critical system. The ideal candidate will be willing to learn and adjust as needed. Able to lift up to 70 LBS regularly. Other attributes include the ability to see needs before they become an emergency. Work with city regulators and building inspectors to keep systems current and licensed. Able to work with vendors and organize schedules. Willing to do menial tasks and can do so safely to themselves and others. A sample of potential tasks below:

  • Scraping sidewalks of ice/snow and salting (dumpster area as well)
  • Plugged toilet or sink and basic bathroom/kitchen plumbing
  • Landscape maintenance not done by contractor
  • Fixing building/apartments as needed or schedule professionals as needed (cabinets, fridges, etc.)
  • Apartment appliance maintenance like run Cleaning Cycle on all washing machines with appropriate detergent
  • Coordinate apartment cleaning monthly, between crew and staff
  • Clean supply areas and janitorial areas
  • Work/manage ALL vendors and build relationships with each team
  • Purchase supplies for janitorial and weekly apartment paper, cleaning needs
  • Parking lot maintenance and upkeep along with cleaning dumpster area regularly
  • Change out smoke alarm batteries on rotation rather than when beeping
  • Service locks and panic bars for smooth operation
  • Clean large ducting in gym along with basketball standards, scoreboards, etc
  • Operate machinery for maintenance (ie: lawn trimmer, mower, scissor lift, vehicles, etc)
  • Manage events coming and going and make sure tables, chairs and carts are cleaned and put away each time
  • Clean gym after events
  • Help cleaning crew stay on top of large jobs (under bleachers, on bleachers)
  • Help where cleaning crew does not clean (tables and chairs, sidewalks, loading dock, dumpsters, concession equipment, etc)
  • Pressure wash dock, sidewalks, outside doors, dumpster area
  • Furnace maintenance
  • Wash towels/rags for cleaning crew weekly
  • Replace ceiling tiles that are soiled or discolored
  • Certifications / fire drills, maintenance / chemical SDS emergency book
  • Floor maintenance
  • Power washing

Although this is not a complete list of duties and tasks it is a sample of what the candidate should have a solid grasp of. The majority of these items listed should be able to be performed without supervision (with minimal training) and with a final outcome that is typical of a new building. The candidate should be a self-starter and a hard worker. Good with some long days of manual work. Candidate will be able to safely climb ladders, stand for extended periods of time, sit, stand, lay down, and stand back up as part of daily routine. Good driving record and ability to operate basic equipment generally used as part of the duties above. Background and drug screenings mandatory.
